Costa Verde Estates is a gated community connected by over 11 kilometres of immaculate roads, meticulously maintained by the community itself.
History
Costa Verde Estates (CVE) was born from a vision shared by Terry Penland and his partner, Dan Alfs, who dreamt of a community that epitomized peace, beauty, and harmony with nature. Envisioning single-family homes on expansive lots, the founders committed to sustainable living and environmental respect.
A Commitment to Restoration and Sustainability
The journey began in the early 2000s with the removal of cattle and the initiation of an extensive reforestation program, introducing thousands of native trees across a hundred species while eliminating non-native plant species. Efforts extended to protecting the revived ecosystem from hunting, ensuring the land's rejuvenation.
Recognizing the importance of community guidelines that align with the natural environment, the founders established simple yet effective rules. These included architectural harmony, prohibition of commercial enterprises and non-domestic animals, and limitations on noise pollution, ensuring the community's developments were in sync with the environment.
A Legacy of Conservation
In a significant move towards conservation, approximately 400 acres were designated as green space, dedicated to environmental preservation and biodiversity, never to be developed. This decision represented a considerable financial sacrifice but underscored a profound commitment to CVE's unique value and the foundational principle of minimal impact living.
As the community continues to evolve, the hope remains that residents will uphold these core principles, acting as stewards of the land and embracing sustainable practices within their own homes.
Transition to Self-Governance
In early 2014, a significant milestone was reached with the formation of the first voluntary, community-based Board and the official transfer of management responsibilities to the newly formed Costa Verde Estates Property Owners Association.
This pivotal transition marked the beginning of a new era for Costa Verde Estates, empowering the community with a greater say in its direction and governance.
Two years later, in 2016, after numerous surveys, countless filings with the Costa Rican authorities, and several legal hurdles with neighboring landowners, 480 acres of beautiful rainforest on the ocean side of the development was donated by the developer to the CVE POA. This was followed by the filing of ecological easements on the green space to protect it from future development.
In addition to the conservation land, the developer also donated the Park, Helipad, Guard house, Tennis Court, and Fitness Center, valued at over $10,000,000.
